Transaction Screen
The Transaction Screen represents a reduced scope of work from the Phase I ESA and is designed to provide an initial indication of the environmental condition of commercial real estate. The completion of a Transaction Screen is intended to satisfy the appropriate inquiry requirements of CERCLA's innocent landowner defense and is considered to be a commercially prudent assessment. While use of the Transaction Screen is not always appropriate, Grant may identify opportunities to implement this process in lieu of the Phase I ESA process.
Transaction Screens include the following tasks:
- Site reconnaissance
- Limited historical search
- Database search
- Owner/Occupant questionnaire
- Report documenting findings and recommendations
